
Platform4, Network Rail’s new property development company, is expected to deliver 40,000 new homes and over 10 million sq ft of commercial space over the next ten years
Platform4 brings together London & Continental Railways Ltd and Network Rail’s Property Development arm to deliver infrastructure-led schemes that will support economic growth and help unlock new capacity across towns, cities and the wider rail network.
The company has been tasked with transforming brownfield rail land and accelerating major regeneration programmes across the UK, supporting the Government’s Plan for Change commitment to build 1.5 million homes.
Four sites have already been identified for development, including Newcastle’s Forth Goods Yards, Manchester’s Mayfield, Cambridge, and Nottingham. 15,000 homes are expected in the first five years.
- Newcastle Forth Goods Yard: opportunity for up to 600 new homes and unlocking an additional 2,500 new homes
- Manchester Mayfield: opportunity for 1,500 new homes
- Cambridge: a mixed-use development with 425 homes
- Nottingham: 200 new homes following 348 successfully delivered homes at The Barnum
Platform4 will lead the regeneration of rail-connected land, ranging from major stations and adjacent landholdings to former goods yards.
