The Furnace Hill regeneration will bring more than 1,000 new homes to Sheffield

Homes England have announced that Capital&Centric and Great Places to regenerate an area in Sheffield

Aside from the Furnace Hill regeneration, Homes England have also selected igloo Regeneration to develop Neepsend.

Furnace Hill will see around 750 new homes, while Neepsend will have around 430.

The developments will make five hectares of brownfield land

Of the homes Capital&Centric and Great Places will deliver, one third will be affordable, one third will be build-to-rent, and the last third will be for home ownership, while the igloo Regeneration homes will have a fifth for ownership and a third build-to-rent.

The developments will also see green spaces and transport links, and heritage will be celebrated through the keeping and maintaining of key historical structures such as the Doncaster Street Cementation Furnace, the Cornish Works, and Don Cutlery works.

Kate Josephs, chief executive of Sheffield City Council, said: “These developments show what is possible when strong local and national partnerships come together with a shared ambition for our city. Densifying and revitalising our central neighbourhoods is a core part of Sheffield’s plan for growth and will enable us to play a key role in the Northern Growth Corridor. Sheffield aims to set the standard in creating the kind of vibrant, connected places where people want to live, work and invest.”

Homes England is facilitating home building across the country

Earlier this month, Homes England launched their Social and Affordable Homes Programme (SAHP) to financially support social and affordable housing providers from a pot of £27bn, made up to £39bn by further government investment.

The programme will run from 2026-2036, and has had bidding guidance published for developers to use.

Housing and planning minister, Matthew Pennycook said: “Today marks an important milestone in the government’s ambition to deliver the biggest increase in social and affordable housebuilding in a generation as we open our new Social and Affordable Homes Programme for business.

“Working in close partnership with the sector, we have given providers the funding and regulatory certainty they need and we’re now calling on them to come forward with bold, ambitious bids so we can kickstart a decade of social and affordable housing renewal.”
