The Kennington Lane purpose-built student accommodation

Built through a collaboration between Pulse Consult, HG Living, and HG Construction, the scheme has capacity for 185 beds

The purpose-built student accommodation (PBSA) scheme, Kennington Lane, also contains shared amenities, a public café, study spaces, and a panoramic roof terrace.

The three companies created the scheme for International Students House, a charity for providing students and young professionals with quality accommodation in London.

Kennington Lane has been finished three months early

Using sustainable measures including wastewater heat recovery systems and solar panels on the roof, the development was put through an accelerated programme at the end of 2023, without sacrificing quality, leading to an EPC rating of A.

Alex Jenner, senior consultant at Pulse, lead employer’s agent, and project manager for the scheme, said: “The Kennington Lane development demonstrates how a coordinated project team.. …can successfully support quality, programme certainty and positive outcomes for all stakeholders.

“We are proud to have delivered this scheme in partnership with HG Living, HG Construction and Lambeth Council, supporting the creation of high-quality student accommodation in London.”

Adam Quinn, chief executive officer of HG Construction, added: “238 Kennington Lane is a great example of what our integrated delivery model can achieve.”

Purpose-built student accommodation is a rising star in the industry

In October last year, the British Property Federation created a PBSA Board to target the sector and support it as it grows. The Board has 8 representatives, with Joe Lister, CEO of Unite Students, chair of the board.

The sector is growing, as from 2015-2025, £90bn has been invested into PBSA, contributing value to students, universities, local communities, and the wider economy. The Board is now targeting a clearer slot for the sector and bettering the role of the sector in the eyes of the public and the government.

PBSA supports government housing targets by reducing pressure on residential housing markets, while also providing more space for students, benefitting efforts to close the skills gap.

At the time, Joe Lister, chief executive officer of Unite Students, said: “Purpose-built student accommodation is fundamental to the UK’s world-class higher education sector and to the prosperity of the towns and cities it supports. Through the BPF’s new PBSA Board, we will bring the sector together working with universities, communities and government to unlock responsible, well-located supply where it is needed most.

“One of our biggest challenges is meeting rapidly evolving student needs. As providers, we are committed to delivering high-quality, affordable and sustainable homes that support long-term university growth. As chair, my focus is on turning collaboration into practical action so more students can access the homes they need to thrive.”
