One of the sustainable construction projects TM2-Bygg has overseen

TM2 Bygg has quickly established itself as a forward-thinking contractor in the Swedish construction industry

The company has developed a business model that combines commercial viability with significantly reduced carbon emissions. When its project, Kvarteret Omställningen, won Project of the Year 2026 in the Residential category, it provided clear recognition of the effectiveness of this approach.

TM2 Bygg was founded with the ambition of becoming a trusted main contractor that clients actively choose to work with. From the outset, the company wanted to take a different approach, positioning itself as a contractor capable of delivering low-carbon construction solutions at a competitive cost.

“We focus on building for the long term, combining commercial success with sustainable construction solutions that benefit both our clients and the environment,” says Magnus Rudén, Managing Director of TM2 Bygg.

A Project That Defined the Direction

Kvarteret Omställningen is a strong example of this philosophy in action. The project was delivered through a competitive procurement process with the explicit goal of reducing carbon emissions by 50%.

TM2 Bygg’s solution combined locally sourced timber structures, carefully planned construction processes and innovative reuse strategies.

“The project proved that it is possible to achieve a very low carbon footprint while maintaining control over costs and delivery,” says Magnus.

Winning Project of the Year reinforced the company’s belief in its approach and strengthened its commitment to continuing to deliver projects in the same way.

“We monitor carbon performance in the same way we monitor project finances. Both are equally important when making decisions,” he adds.

Asta Estimate Supports Better Decision-Making

Accurate estimating is fundamental to achieving these objectives. Since the company was founded, TM2 Bygg has relied on Asta Estimate, a solution that many employees were already familiar with from previous roles.

“Asta Estimate is a platform we’ve used for many years and one we know we can rely on. The structured approach and extensive library of ready-made templates are particularly valuable,” says Mattias Almstedt, at TM2 Bygg.

Using the carbon calculations within Asta Estimate, the team can quickly compare different materials and assess their impact on both carbon emissions and project costs. This provides detailed and reliable decision-making data during the early planning stages of a project.

“It allows us to carry out rapid analyses and compare alternative solutions. That’s especially valuable when evaluating the parts of the project that we deliver ourselves,” explains Mattias.

Building a More Sustainable Future

Looking ahead, TM2 Bygg believes sustainability will become an increasingly important part of every construction project. Achieving this requires better information, stronger decision-making processes and higher-quality data throughout the project lifecycle.

The company sees digital tools and integrated systems as key enablers in making this possible.

“We want to continue improving the way we manage cost, quality and sustainability together. Our goal is to demonstrate that construction projects don’t have to compromise between commercial performance and environmental responsibility,” concludes Magnus.
