The housing agency has put £27.7m into rejuvenating the Sheepfolds neighbourhood
The Sunderland City regeneration process is receiving a boost from Homes England as the investment is set to deliver 350 new homes in Riverside Sunderland.
The investment comes from a working partnership between the North East mayor, Kim McGuinness, and Homes England.
The upcoming redevelopment is a brownfield site
With help from this funding, the former industrial site will be redeveloped into the largest residential neighbourhood in the area, as the £27.7m builds on the £10m invested by the North East mayor.
The partnership between the government housing agency and the Mayor includes a first-of-its-kind arrangement in England for a joint Major Projects Delivery Unit, combining expertise from the North East Mayoral Strategic Authority, Homes England, and local authorities, to develop more complex sites.

This latest funding will enable delivery of the next phase of Riverside Sunderland, one of the most exciting and impressive regeneration projects in England. It will unlock much-needed new homes on brownfield land in the heart of Sunderland and create a vibrant new neighbourhood that connects people to their city centre.
“We’re building on the great momentum already created by the delivery of Keel Crossing and our wider regeneration efforts throughout the city, and we look forward to continuing to work with partners to transform the city centre for the people of Sunderland.”
Cllr Chris Eynon, leader of Sunderland City Council, said: “We’re delighted to have secured funding from Homes England that will enable delivery of infrastructure and public realm that will accelerate housing delivery, improve connectivity, and ensure the neighbourhood is fully integrated with the city centre and surrounding communities.
“This investment marks another major milestone in delivering our vision for Riverside Sunderland. Sheepfolds is a key part of our plans to create new homes, jobs and opportunities in the heart of the city, and its connectivity to the former Vaux site, through to the high street and wider city centre means this is a vital next step in our journey to regenerate the whole urban heart of Sunderland.”
Homes England is working to redevelop the country
Homes England has been working to secure partnerships with mayoral authorities and support the development of new homes as well as the regeneration of key areas across England. This has included, in recent months:
- An SME accelerator loan for Small- and Medium-Enterprise housebuilding companies in Yorkshire & the Humber set up in January
- Bidding opened for the Homes England Social and Affordable Homes Programme (SAHP) in February, with applicants to benefit from a share of £27bn
- The agency achieving the highest number of housing completions since 2020 in May
- Seeking a developer for the regeneration of the Broad Marsh shopping centre in Nottingham city in May
- The appointment of a new COO to strengthen their senior leadership in July
