Nine residential blocks in Salford have had their cladding and fire safety issues remediated

The residential block remediation affected Thorn Court, Beech Court, Whitebeam Court, Malus Court, Salix Court, Spruce Court, Holm Court, Hornbeam Court, and Plane Court.

The blocks had their cladding replaced, as well as their insulation and fire compartmentation, as well as new fire alarm systems and sprinklers.

Pick Everard were appointed the lead designer and principal designer

Fire engineering, façade and cladding designers, planning and acoustic consultants, and health and safety specialists worked to make sure the blocks are now compliant with the updated Building Safety Act.

Simon Senior, project director at Pick Everard, said: “This has been a complex scheme, involving nine unique residential blocks, two of which were 22-storeys, that each have their own history and challenges following previous alterations.

Working together with Quaysquare, Buro Happold, Wintech, and the wider project team, we have delivered a comprehensive programme of improvements that addresses vital building safety requirements while enhancing the quality and energy efficiency of these homes for the occupiers.”

Many fire remediation plans delayed

In April, the Building Safety Regulator announced an improvement plan to tackle delays in high-risk remediation works.

This plan includes several measures to speed up works, including the establishment of a new taskforce, the external remediation multidisciplinary team (MDT), to streamline projects via improving communication and processing through account managers.

An employment drive is also planned, to reduce the average individual caseload from 25 to 10.

Lord Roe, BSR board chair, said: “We continue to accelerate our decision-making for new build applications, speeding up approvals for new build and external remediation projects and increasing the supply of safe new and existing homes through the recent changes we have made to our processes.

“However, we recognise current determination times for remediation cases are falling short of statutory targets. This plan represents a targeted and achievable package of measures to reset the system and clear older legacy remediation cases.

“By doing so and then focusing on more recent applications, we can ensure high-rise residents see essential safety improvements they deserve without unnecessary or further delays.”
