Latest UK House Price Index indicates overall annual growth of 2%

The latest UK House Price Index has been released, showing house price changes for England, Scotland, Wales and Northern Ireland on a monthly and yearly basis

June’s House Price Index indicates that house prices have risen by 0.1% since May 2026 and 2% since last year, making the average property in the UK valued at £272,000.

The North East saw the highest monthly house price increase, with prices up 1% in the year to June 2026.

The North West saw the highest annual growth, with prices up 4.7% in the year to June 2026.

What factors have affected house prices in the current economy?

The UK annual rate slowed for the second consecutive month because price growth was weaker in early summer 2026 than in the same period last year.

Average UK house prices rose just 0.1% between May and June 2026, compared with a 1.0% increase in the same period a year ago. This aligns with private sector reports, including Rightmove and Zoopla, which have reported similar observations of slow price growth in early summer 2026.

In contrast, strong price growth was observed in May 2025 and June 2025 as average price levels rebounded in the months after a sharp fall in April 2025, which coincided with the 1 April 2025 Stamp Duty Land Tax changes in England and Northern Ireland.

To highlight this, the Royal Institution of Chartered Surveyors’ June 2026 UK Residential Market Survey reported that its headline house price indicator has shown signs of stabilisation in recent months.

UK House Price Index by region

England

In England, the data shows that, on average, house prices rose by 0.2% since May 2026. The annual price increase of 1.8% takes the average property value to £293,000.

The regional data for England indicates that:

  • The North East experienced the most significant monthly increase, with a movement of 1%
  • The East Midlands saw the biggest monthly price fall, with a movement of -0.7%
  • The North West experienced the greatest annual price rise, up by 4.7%
  • London saw the lowest annual price growth, with a decrease of -2.5%

Wales

In Wales, house prices fell by 0.9% on average since June 2026. An annual price increase of 1.8% takes the average property value to £213,000.

Northern Ireland

In Northern Ireland, the average was £202,000 in the second quarter of 2026, up 9.2% year on year.

This was the highest annual inflation rate for Northern Ireland since the fourth quarter of 2022.

Scotland

The average house price for Scotland was £196,000 in May 2026, up by 4.4% (£9,000) from a year earlier. This annual rise was higher than in the 12 months to April 2026 (3.2%).
