Redrow has applied to build a new housing development, community amenities, and landscaping across nearly 90 hectares of land between Rochdale and Middleton
This proposed housing development, located adjacent to Slattocks and Castleton, is set to be built off Rochdale Road.
Redrow owns 8.8 acres of the land, formerly a garden centre. They plan to acquire more parcels, subject to planning approval.
The site, which includes areas around the existing Stakehill industrial estate, has been designated for mixed-use purposes as per the emerging local development plan.
Redrow will deliver much-needed housing
There are plans for 233 homes in the initial phase of Redrow’s proposed development, and a detailed application for this phase has already been submitted. An outline planning application including a further 1,147 properties has also been submitted.
If the planning applications are approved, Redrow will aim to begin construction on the first phase this autumn. The entire housing development is expected to be completed in multiple phases over the next 15 years. Redrow is working with planning consultants Stantec to formulate plans for this site.
“Our plans are for a desirable new garden neighbourhood, with the design led by the local landscape and distinctive character areas created throughout,” commented Robin Buckley, planning director for Redrow’s Lancashire department.
Redrow will add infrastructural improvements to the area, such as cycle and footpaths, and landscaping efforts will create an access point off Thornham Road. New drainage and ecological improvement will also be installed.
Protecting the local environment
Approximately 60% of the site is planned to be preserved as open space, which will include a 33-acre park. 15% of the residential properties within the housing development are designated to be affordable.
“Our aim is to create a thriving new community with high quality and much-needed new homes, abundant green spaces with habitats for wildlife, and space provided for new community infrastructure. This includes plans for a park to the south, featuring footpaths, ecological enhancements, and plenty of opportunities for play and recreation,” concluded Buckley.
