Completed three months ahead of schedule, delivering 102 affordable homes in Acton
The Brooke House residential scheme in Acton has reached practical completion, delivering 102 affordable homes designed to provide safe and secure accommodation for women living and working in Ealing.
The development will also house essential workers in the local community, including teachers, NHS workers, and transport staff, amongst others, supporting key workers to access homes in the borough.
Providing affordable housing for essential workers
The development replaces a former 39-home estate and will provide homes at rents reported to be significantly below the private sector, reflecting its focus on affordability.
The project has been delivered by HG Construction in partnership with Women’s Pioneer Housing and L&Q, with the completed homes now ready for occupation.
Main contractor HG Construction led the delivery of the project, working with the wider team to bring the development through to completion ahead of schedule, with support from J3 Advisory.
J3 was the insurance advisor for the scheme, placing the structural warranty with Build-Zone
Johnny Leadsom, director, J3 Advisory, commented: “Our role was to make sure the warranty aligned with how the scheme was being delivered, not just that it was in place. That’s often where issues arise late in the process, so it’s good to see this one move through to completion cleanly.”
Adam Quinn, chief executive officer, HG Construction said: “We are proud to reach practical completion on a development that marks a new era for Women’s Pioneer Housing. This was a well-coordinated project, and we are happy to see the homes now ready for residents to move in, three months ahead of schedule.”
Located close to Acton Town Underground station, the development offers residents excellent access to transport links and local services. The building also incorporates a low-energy strategy, including heat pumps, MVHR and on-site renewables.
The completion of Brooke House marks the delivery of new social housing in Acton, contributing to efforts to increase the supply of genuinely affordable homes across London.
