Homes England have acquired a site in South East Warrington able to construct up to 4,200 new homes
The Homes England housing development site spans over 34 hectares within the South East Warrington Urban Extension (SEWUE).
This means the agency now owns around 250 hectares within the SEWUE.
The Homes England housing development gives the agency control of the site
Warrington Borough Council’s local plan calls for development on the site, but as Homes England has majority control of the area, they now have control over the allocation of planned homes.
The site will feature up to 4,200 new homes, of which 30% will be affordable homes, as well as schools, recreational spaces, local centres, health facilities, green spaces, and other community facilities.
Homes England will now undergo a site-wide Development Framework, and work on the foundations for future planning applications.
“Seeing a new community being delivered”
Alison Crofton, chief property officer at Homes England, said: “This acquisition is the culmination of focused work by the team and represents a brilliant place opportunity. This is a clear example of Homes England’s unique role to enable, deliver and demonstrate effective placemaking at scale.
“We negotiated with multiple stakeholders to successfully complete this acquisition, alongside ongoing local community engagement. We’re looking forward to progressing to the next stage of planning and seeing a new community being delivered.
Cllr John Kerr-Brown, Warrington Borough Council’s cabinet member for housing services, said: “We’re looking forward to working with Homes England on this important scheme. It supports our ongoing work to deliver high quality housing – including affordable homes – in every part of the borough, meeting local demand and supporting Warrington’s growth.”
Homes England has recently acquired several sites across the country for both new developments and regeneration works, including a regeneration site in Nottingham City, including an old shopping centre, an area west of the Green Hear, a multi-storey car park, Severns House, and a former college site. The site will feature 1,000 new homes. A residential scheme in Leeds City, spanning 10,000 sqft, 618 apartments across five buildings has also recently been acquired.
Last year the agency also formed a housebuilding joint venture with Barratt and the Lloyds Banking Group, each contributing £50m towards what they call the MADE Partnership.
The MADE Partnership will act as a Master developer, working to bring about larger development areas, sometimes via combining separate pieces of land to form one larger whole. They then can undertake planning and infrastructure activities, or allocate land to various interested housebuilders or contractors.
