Sama Investments have revealed the plans for ‘Perryian Works’, bringing two landmark towers of up to 40 and 50 storeys to the 1 Lancaster Circus site in Birmingham
The development has been named Perryian Works in homage to 1 Lancaster Circus’ heritage as an industrial site, where Perry & Co manufactured pens, chains and bicycles that were sold worldwide.
Close to Aston University and Birmingham City University, the proposals include two towers of purpose-built student accomodation (PBSA) ranging from 40 to 50 storeys tall, with public realm and commercial space to encourage use of the green spaces between the towers.
The news follows Sama’s securing of a £500m equity injection from Far Eastern investors earlier this year, which will be spent on delivery of PBSA and residential schemes across Birmingham and the West Midlands.
Renovating a former council site
For many years 1 Lancaster Circus served as a useful base for Birmingham City Council. However, in more recent times the building and the surrounding area has been identified as a location for growth and transformation.
This is reflected in Birmingham City Council’s ‘Our Future City Plan 2040’, which identifies the site for major development alongside long-term ambitions to reconfigure the surrounding road network as part of a wider vision for a greener, brighter, future for the city.
The development includes amenities, outdoor space and rooftop gardens on both towers.
The proposals will be available for public consultation in the coming weeks.
Perryian Works will “deliver true value for the area”
