
The Greater Manchester Combined Authority (GMCA) is supporting the building of new and affordable housing in the area
Developers are set to benefit from the brownfield investment, including Capital&Centric.
The GMCA is funding housing delivery throughout the city and wider region.
Investment is going into the city centre and Piccadilly East
Capital&Centric is putting its funds towards Ferrous, a rental scheme featuring 107 new homes set to begin construction this year in Piccadilly East. 15% of these will be affordable homes with a discount on market rent.
This will include a pocket park with mature trees and an architectural kiosk for an independent food or drink vendor.
The development is being built on a site that was formerly used by Transport for Greater Manchester, and is an example of the brownfield opportunities present in the region.
Tom Wilmot, joint managing director at Capital&Centric, said: “The GMCA funding is helping unlock new homes on a challenging city centre site while allowing us to deliver affordable homes as part of the scheme.
“We’ve also carved out space for greenery and an independent operator because small pockets of public space make a massive difference. In a post-industrial city you have to go big on planting. Kampus showed that and we want to create a mini version here.”
Transport and rail is a major platform for brownfield development
In July last year, Network Rail’s property company, Platform4, announced that 40,000 new brownfield homes are to be built on disused railway land, 15,000 of which are to be delivered over the next five years.
At the time of announcement, four sites were already set for development:
- Newcastle Forth Goods Yard: Opportunity for up to 600 new homes and unlocking additional new homes
- Manchester Mayfield: Opportunity for 1,500 new homes
- Cambridge: A mixed-use development with 425 homes
- Nottingham: 200 new homes following 348 successfully delivered homes at The Barnum
Transport secretary, Heidi Alexander, said: “Our railways are more than just connections between places – they create economic opportunity and drive regeneration.
“It’s exciting to picture the thousands of families who will live in these future homes, the vibrant neighbourhoods springing up and the new businesses that will launch thanks to these developments.
“Platform4 will breathe new life into these spaces, delivering tens of thousands of new homes as part of our Plan for Change promise to build 1.5 million homes, while reviving communities around rail stations, supporting jobs and driving economic growth.”
