Climate has always influenced how we design and build homes, but as weather patterns continue to evolve, regional climate differences are becoming an increasingly important consideration in new developments.
From hotter, drier summers to increased rainfall and more frequent extreme weather events, developments need to respond to their surroundings rather than applying a one-size-fits-all approach. The best schemes recognise the characteristics of their location from the outset, creating homes and communities that are comfortable, resilient and sustainable for the long term.
Increasingly, developments are being designed to respond to local environmental conditions rather than relying on standardised approaches. Every site presents its own opportunities and challenges, and understanding the local climate from the outset is now fundamental to creating successful places. These considerations now influence decisions from the earliest stages of master planning, affecting everything from site layout and street orientation to landscaping, drainage and the design of individual homes.
Understanding the impact of local conditions
The climate challenges faced by developments can vary significantly depending on where they are located.
In warmer and drier parts of southern England, the focus is often on managing overheating risk, providing shade and designing outdoor spaces that remain attractive and usable during longer periods of dry weather. Homes need to be designed to limit excessive heat gain, while landscaping strategies can help create cooler, more comfortable environments.
By contrast, wetter western regions often require greater emphasis on drainage, flood resilience and managing higher levels of rainfall. Sustainable drainage systems, carefully designed landscapes and robust infrastructure all play an important role in ensuring developments can cope with changing weather patterns.
Coastal locations bring their own considerations, including exposure to strong winds, salt-laden air and challenging growing conditions. Here, carefully selected planting schemes and design approaches help developments respond to these conditions.
More rural and exposed sites can also require a thoughtful approach, with shelter planting, careful orientation and consideration of prevailing winds helping to create more comfortable homes and outdoor spaces.
Designing homes that stay comfortable
A home’s internal temperature is influenced by much more than the weather outside. Orientation, glazing, shading, ventilation and surrounding landscaping all contribute to how a property performs during periods of extreme heat.
For example, homes with large south or west-facing windows can experience increased solar gain if appropriate shading measures are not incorporated. Meanwhile, properties surrounded by trees and vegetation can benefit from natural cooling, reducing direct sunlight and helping regulate temperatures.
The layout of streets, gardens and open spaces can also influence comfort at a wider neighbourhood level. Areas with limited greenery and extensive hard landscaping can experience the urban heat island effect, where built-up environments absorb and retain heat for longer.
Part O of the Building Regulations, which came into force for most new homes in June 2022, reinforces the importance of designing homes that manage overheating risk. It requires designers to consider factors such as solar gain, ventilation, shading and building orientation at an early stage. Part O also requires designers either to follow specific design limits or undertake dynamic thermal modelling to demonstrate that overheating risks have been properly assessed and mitigated.
The assessment process also reflects regional climate differences. Different weather data is used across the country when evaluating overheating risk, meaning a development in the North West may be assessed differently from one in southern England. This can make it challenging to apply a standardised approach across all locations and reinforces the need to respond to local conditions.
Designers must also consider wider site-specific factors, such as local air quality, background noise and whether homes can be naturally ventilated effectively through opening windows.
The aim is not simply to add cooling systems after a home has been built, but to create properties that naturally perform better through thoughtful design.
Creating gardens that are resilient to changing weather
Outdoor spaces are becoming just as important as the homes themselves when it comes to climate-responsive development.
Large areas of lawn can require significant watering and maintenance during prolonged dry periods. Many developers and homeowners are exploring more resilient approaches, including drought-tolerant planting, meadow-style areas and mixed landscapes that require less water while supporting biodiversity.

Good soil preparation is essential, as healthy soils retain moisture more effectively. Features such as water butts can help capture rainfall for later use, while trees, pergolas and shaded seating areas provide valuable cooling and make gardens more enjoyable during warmer months.
The most effective approach depends on local conditions. Coastal gardens may need hardy, salt-tolerant planting, while exposed rural locations can benefit from windbreak planting to reduce moisture loss. Urban gardens often require careful consideration of heat build-up caused by surrounding buildings and hard surfaces.
Simple measures such as mulching borders, watering deeply but less frequently, collecting rainwater and reducing unnecessary mowing can all help gardens remain healthier during periods of dry weather.
Changing expectations from homeowners
Homebuyers are increasingly aware that climate and environmental performance can influence both comfort and day-to-day living. As a result, many are asking more detailed questions about how new homes are designed to respond to local conditions.
In areas where rainfall and flooding are bigger concerns, questions often focus on drainage, resilience and how developments are designed to manage water effectively.
Across the country, energy efficiency, running costs and year-round comfort remain key considerations. Many buyers are now asking more questions about how homes perform throughout the seasons and how design choices can influence day-to-day living.
There is a growing expectation that new homes should not only meet today’s needs but should be designed with future climate conditions in mind.
Creating resilient communities for the future
Climate responsive design is about more than individual homes. The relationship between buildings, gardens, streets and public spaces plays a crucial role in creating places that remain comfortable and attractive as conditions change.
Trees and green spaces provide shade and natural cooling, while sustainable drainage solutions help manage rainfall and support healthier landscapes. Materials, surface choices and the positioning of homes all contribute to how developments perform throughout the year.
The challenge for designers and developers is finding the right balance, creating homes that remain comfortable during hotter summers while still delivering energy efficiency, daylight, winter performance and attractive places to live.
